This is what we do most. Handyman work, ongoing maintenance, small improvements and end-of-lease preparation, the jobs that are too small for a specialist trade, too fiddly for a Sunday, and too annoying to keep looking at.

Half of what we do

Not a sideline. The main thing.

Most people meet us for a morning of odd jobs. A door that has never closed properly, gutters that have not been cleared since the last wet season, a fence panel the storm took out. We book by the half day or the day and work down the list in the order you care about most.

Then six months later we are laying the hallway, because we supply and install flooring as well, and by that point you already know what our work looks like. That is usually how it goes, and it is why nothing falls between trades here, if lifting an old floor reveals rot underneath, we fix it. If a door handle reveals a dropped frame, we fix that too. Nobody stands in your hallway explaining that it is not their job.

The fridge list. Booked by the half-day or the day, and we work down it in the order you care about most.

Bond back, argument avoided.

Most bond disputes are not about anything dramatic. They are about a list of small things nobody got around to. Send us the entry condition report and we will work through it, usually in a day, usually for less than the amount being held back.

  • Cupboard doors realigned, hinges replaced

How we work with agencies

We are used to working from a condition report and photographs rather than a conversation. Send the report through, we will come back with a fixed price against each line item, and you can approve the whole list or part of it.

We invoice the agency directly if that is easier, we photograph the completed work, and we can attend at short notice between tenancies, the window is always tighter than anyone wants it to be.

For landlords with more than one property, we can set up a standing arrangement so turnovers do not need a fresh quote every time.

We supply that too.

Flooring is the other side of the business, and it works the same way, we supply the product as well as installing it, so there is one party responsible for the floor and the fitting rather than a supplier and a fitter pointing at each other.

Practically, that means you are not buying a floor from one place and hoping the installer likes it. We will bring samples, tell you honestly which one suits what the room actually does, and quote the whole thing as one number.
